Our goal for every project is to provide great design and creative solutions, no matter what the project type.  We pride ourselves on our knowledge, experience, problem-solving abilities and attention to detail.  We are the only firm in the region to offer “one-stop shopping”, with Architecture, Structural and Civil Engineering, Land Planning, Landscape Architecture and Interior Design in one office.  This allows us advantages in the complete coordination of the project, efficiency in the cost of fees as well as time, and also a reduction in errors and mis-communications by eliminating the need for outside consultants.

Profile:  Reynolds & Associates was founded in 2002 by Tracy Reynolds, AIA, P.E.  Reynolds has over 20 years of experience in Architecture and Engineering, starting in Manhattan, Kansas, where he was a partner with a mid-sized Architecture and Engineering firm.  His experience there included numerous high-profile and award-winning projects including Civic, Commercial, Residential and Historic Preservation projects.  In 1997, Reynolds made the move to Durango to explore more opportunities and room for growth, and joined a local Architecture firm as a partner.  Since its founding, Reynolds’ firm has grown from 2 people to over a dozen, with offices in Durango and Pagosa Springs.

R&A has vast experience in all project types and types of construction, and has the expertise and manpower to manage projects of any type and scope, from residential additions to large-scale commercial, multi-family, and mixed-use projects.  Reynolds experience includes hands-on work with construction, which, unlike many designers, allows firm personnel to understand the realities of budget, buildability, and the importance of time.  R&A has developed their own office buildings in both Durango and Pagosa Springs; the Durango office was awarded “Durango’s Commercial Development of the Year” by the city of Durango for its new offices that are housed in a building that was purchased, expanded and renovated for mixed use.

Reynolds & Associates offers Architectural Services tailored to the client’s needs.  At the high end, we offer complete services for residential or commercial projects, from the initial programming and space planning of projects through the final touches of construction.  Generally, this scope of services includes Programming/Space Planning, Schematic Design, Design Development, Construction Documents, Bidding and Negotiation, Construction Administration and Project Close-out.  We also can offer Construction Management for select projects.  Please contact us for a further explanation of these phases.

At the other end of the spectrum, for clients familiar with construction and able to coordinate much of the construction work themselves, we offer what we call a “builder’s set” of drawings, which is a more minimal set of drawings adequate for the permitting and construction of a project, but leaving details such as selection of interior finishes and trim to be coordinated between the owner and contractor.  We also offer virtually any level of services between these the two extremes above, as needed by the client.

Civil Engineering Services

Reynolds & Associates offers civil engineering services, for projects that we provide architectural services for, and also for outside clients and builders.   Services available include grading and drainage design, road design, site utility design, parking/paving design, and septic system/water system design.  We have the capability to provide services for any scope of services and project size.

Construction Administration Services

On select projects, R&A also offers Construction Management services.  This can be as simple as being a “go-between” between the owner and contractor, making sure that the work is executed in accordance with the plans and specifications.  We can also go a step beyond this by acting as the General Contractor, and securing subcontractor contracts and executing the construction.  Please contact us for more information on the availability of these services.

Interior Design Services

Reynolds & Associates offers Interior Design services, which can be as basic as finish selections, flooring, wall treatments, countertops or we can provide extensive design solutions tailored to the client and their needs. This can include lighting, furniture, fabric, and hardware selections.

Reynolds & Associates offers land planning services, which can be as simple as the best placement of a residential house on a site, to complex commercial, residential or mixed-use developments.  The latter is one of our fortes.  We have proven again and again on previous projects that we can come up with the most creative solutions, maximizing the potential for a raw or redeveloped piece of property, while maintaining the aesthetics, views, and natural features of a site.  And planning a project is sometimes the easy part; getting the jurisdictional approval sometimes is an even bigger challenge.  R&A handles this process for you, by making all the submissions required by Towns or Counties, presenting the projects at public hearing, and going above and beyond by making contacts with neighbors, board members, and other behind the scenes work that helps to get a project through this oftentimes difficult process.

Reynolds & Associates offers structural engineering services, for projects that we provide architectural services for, but we also offer these services for clients needing engineering for other designers, for builders, or project specific services, such as an engineered foundation.  The structural design generally includes foundation design and detailing, floor, roof and wall framing design and details.  We can provide services for any construction type including wood, concrete and steel.  We also offer analysis services for existing structures and for building deterioration and failures.
